Bridging real estate transactions with corporate financial statements, this seminar will show you the importance of understanding the CFO's view of corporate real estate within the framework of financial reporting. This seminar presents the "what, why and how" of financial statements. You will learn how financial statements are used by senior management, financial institutions, investors and shareholders and how real estate transactions impact financial performance measures.

Todd Anderson is a 27 year commercial real estate career veteran.  He has represented global corporate and professional occupiers as well as US, European and Asian private and institutional property owners and developers.  Mr. Anderson has also completed hundreds of millions of dollars of capital markets, structured equity and debt transactions on behalf of clients. He has had responsibility for account management and business development of national and global corporate accounts at Cushman & Wakefield and CB Richard Ellis, Inc.  He excels at delivering integrated solutions to align real estate objectives with business strategy, complex negotiations, attraction and retention of industry talent, and managing high performing teams. Under new accounting standards proposed by the International Accounting Standards Board (IASB) and the US Financial Accounting Standards Board (FASB) slated to be issued in 2011, companies could receive a massive shock as all leases of real estate and equipment will have to be capitalized on a company's balance sheet. The challenge facing many companies is in determining how the rule change should affect lease decisions and structures going forward. Fundamental questions arise: Should a shorter lease term be negotiated? How does the accounting affect the lease vs. own decision? If an asset is going on the balance sheet, why not just own it? What kinds of changes are needed to the data management process to enable appropriate reporting? This session will present you with insights and examples on the implications of these changes for corporate real estate in Asia Pacific, how they will work in practice and how organizations can prepare NOW to negotiate, administer and account for leases under the new standards.   

 

Sylvia Koh, National Director, Occupier Consulting, Markets, JLL

Sylvia heads up the Corporate Consulting department which provides portfolio master-planning, consolidation and accommodation strategies and portfolio rationalization services across Asia Pacific for our clients.  Sylvia is also the Practice Lead for Portfolio Strategy and Planning for Jones Lang LaSalle in Asia Pacific. Sylvia has extensive corporate real estate transaction and consulting experience in the Asia Pacific region.  She has hands-on experience with managing real estate portfolios of significant size in Japan, Korea, Greater China, South East Asia and India during her tenure as Portfolio Manager with General Electric.  Sylvia led the planning and execution of over 200 transactions for GE, ranging from lease renewals, city consolidation to land acquisition.  She has lived and worked in Singapore, Tokyo, Shanghai, Melbourne and is now based in Hong Kong.  She is fluent in English, Mandarin, Japanese, Cantonese and Taiwanese.

David Brown, Head of Lease Administration APAC, Corporate Solutions, JLL

David heads Lease Administration for JLL in Asia Pacific, servicing over 40 clients across the region.  He is responsible for developing and delivering lease administration solutions for our clients drawing on our industry-leading policies and procedures and best practices.  He has overall accountability for all functional areas of Lease Administration including client satisfaction, staffing, business development, and day to day operations management.  David has ten years of real estate experience in Asia Pacific.  In his current role for three years, he has overseen significant growth of the Lease Administration business in Asia Pacific.  David has developed solutions for over 30 new clients during his tenure and directed the transition and on-ohgoing management for numerous clients ranging from EMC, Nortel, IBM, Lenovo, P&G, Metlife, Shering Plough, Australian government clients and several large financial institutions.
